屋子供完贷款了,如何向银行赎回地契?

当您的房屋贷款还清了之后,您要向银行赎回房屋的正本地契 Original Title),这个程序称为解押 (Discharge of Charge)。解押是从正版地契移除抵押给银行的资料,改去完全由您独自拥有。整个程序牵涉到银行,内陆税务局 (LHDN),和土地局 (Land Office)

当您还清房屋贷款以后,银行会出信要求您去请律师处理解押手续。您可以委任自己属意的律师楼来办理解押手续。您需要准备给您的律师的文件是:

1.      购买人/贷款人的身份证或护照
2.      最新的地税 (需缴清)
3.      最新的门牌税 (需缴清)
4.      房屋贷款缴清证明
 
律师将会准备所有的解押文件并和有关的部门交涉,大致的流程是:

1.      您签署委任状 (Letter of Authorization) 申请解押;
2.      文件被递交到银行;
3.      银行依律师要求签署相关土地局文件 (16N)
4.      文件被递交到内陆税务局去审核盖章;
5.      文件被递交到土地局办理解押登记;
6.      拿到新的正本地契。
 
当我们的律师把新的正本地契拿到后,您就可以来律师楼领取自己房屋的正本地契。
